What Is Zoning?

Zoning divides a duct system into separately controlled areas using motorised dampers and multiple thermostats, so one system can hold different temperatures in different parts of a house. A bypass or variable-speed strategy manages airflow when only some zones call.

Why it matters to you

Zoning addresses the uneven load patterns common in coastal houses — a west-facing room taking afternoon sun, an upstairs that runs warm, a guest wing used occasionally. It is the ducted answer to the problem a multi-zone ductless system solves without ducts.

What to do about it

Zoning a duct system that was not designed for it can create airflow problems when only one zone calls. Ask how airflow is managed in that condition, and expect static pressure to be measured as part of the design.
