What Is a Maintenance Agreement?

A maintenance agreement is an annual arrangement covering scheduled preventive service on a heating and cooling system, typically with defined inspection and cleaning tasks and some form of member benefit. Scope, visit count and benefits vary by provider and are set out in the agreement itself.

Also called: maintenance plan · service agreement · planned maintenance

Why it matters to you

Scheduled maintenance does more on the coast than inland, because the conditions that degrade equipment here are continuous rather than seasonal — salt deposits on the outdoor coil, condensate systems running for much of the year, and humidity that keeps coil surfaces wet. Manufacturer warranties also commonly require documented maintenance to remain valid.

What to do about it

Read what the agreement actually includes rather than comparing headline prices: the number of visits, the specific tasks performed, and whether coil cleaning and protective treatment are covered. Airtech's current plan details and pricing are published on the Advantage Club page.

Common questions

What does a maintenance agreement usually cover?
Scheduled inspection and cleaning visits, with a defined task list — typically a multi-point system inspection, coil and blower cleaning, condensate and drain checks, electrical and control checks, and verification that the system is performing to specification. Member benefits such as priority scheduling or discounts are common additions. The specific list is what distinguishes one agreement from another.
Is maintenance more important near the coast?
The exposure is different in kind, not just degree. Salt aerosol settles on outdoor coils continuously, condensate systems run for a long humid season, and coil surfaces stay wet long enough for growth to establish. Each of those is addressed by routine service, and each worsens quietly if it is not.
Does a maintenance plan affect my warranty?
It can help you satisfy it. Manufacturer warranties commonly require that equipment be properly maintained and that maintenance be documented, and a plan produces that record as a by-product. Check your own warranty's wording — requirements vary by manufacturer.
What should I compare between plans?
The task list, the number of visits per year, what the member benefits actually are, and whether coil cleaning and any protective treatment are included — the items that matter most in a coastal environment.
