Cooling & Heat Pumps
What Is a Condenser (Outdoor Unit)?
The condenser is the outdoor half of a split system: a coil, a fan and the compressor in a weatherproof cabinet. In cooling mode it rejects heat collected indoors to the outside air, which is why airflow across its fins and clear space around the cabinet matter to performance.

Why it matters to you
This is the component the coastal environment attacks first. Salt aerosol settles on the fins and accelerates corrosion, and a corroded or blocked coil cannot reject heat, which drives up head pressure and loads the compressor. Proximity to open water makes rinsing and coil protection more than cosmetic.
What to do about it
Keep at least a foot or two of clear space on all sides and rinse the fins with fresh water periodically — more often the closer you are to salt spray. Do not pressure-wash the fins; they bend easily and bent fins block the airflow you are trying to protect.
